SALT LAKE CITY –Many Utahans have been taking advantage of the many incentives for buyers in the market today. Utahans are able to take advantage of a program for buyers of newly built homes, where they are qualified for a $6,000 Grant. I though many of you would be interested to see who and where that money has been going. Once the money is spent, there will be no more Grants, so hurry and take advantage of the opportunity.

In the first six weeks of the state’s Home Run program, which is intended to eliminate a glut of homes on the market that have never been lived in, more than 530 people received $6,000 grants to buy a new house. Another 219 grants were awarded in the past two weeks. 80 percent of the grants awarded in the first month of the program went to homes bought for less than $300,000. Curt Dowdle, the executive officer for the Salt Lake Homebuilders Association, tells the Tribune the program is a great stimulus for them.
The program started March 16. Gov. Jon Huntsman signed the program offering 1,600 grants into law to help eliminate a glut of newly built homes on the market that have never been lived in. Huntsman has said that the housing grants are expected to create about 8,500 jobs. The $10 million for the program comes from President Barack Obama’s federal stimulus package

So starting my daily routnie this morning, I read a great blog I think you all should check out. It compares home values in Compton California. Is gives a great example of what the prices in the Real Estate Market in that area have done. I think it is applicable in the sense that, Real Estate prices as a whole have gone back to pre “boom” pricing.. This is great news for all of those fence sitters. Essentially, you can wipe away all of the equity, or “appreciation” people thought they had over the last 5 years, and we are back to almost 2001 prices. It is going to be interesting to see how the media reacts to this one.

I found this great article in the Wall Street Journal. I think this gives a glimpse into the reality of the Real Estate market. Everyone needs to understand that Real Estate is a localized market. Salt Lake City Real Estate is much different than the rest of the country. Take a look…
Home prices in most of the U.S. have fallen back into line with what the typical household can afford to pay in most of the U.S., according to a new study.
The quarterly report – by economists at IHS Global Insight, a research firm, and PNC Financial Services Group Inc., a banking concern based in Pittsburgh – looks at price trends in 330 metropolitan areas across the country. Home prices are “extremely overvalued” in only one of those areas, Atlantic City, N.J. In 2005, 52 metro areas were in that category. (See full report.)
For the fourth quarter of 2008, covered by the new report, home prices are dubbed “fairly” valued in 202 of the 330 markets studied. That means the average price level is within a band 14% above or below the historical norm. Twenty-one markets are ranked as “overvalued,” or between 14% and 34% above the norm. And 106 markets are considered “undervalued,” or more than 14% below the norm.

This has been a great day for deals. Here are three great cash flowing investment opportunities. Now @ 100% financed they are cash flowing almost $500 Each..
