Millcreek 9

Spence and I have had this project listed now for over 6 months.  With the down market it took more time to make it come to fruition.  However, the anticipation has mounted and the developer is in the begining phases of consrtction.  The townhoems will be constrcuted frist followed by the condo building houseing 16 units.  For all pricing and layout go to:  http://millcreek9.com/

Park City, Closer than you think.

So many of my clients bought in Herriman, Draper and South Jordan over the past few years.  Thier biggest complaint? TRAFFIC!  Did you know that from my office at the mouth of parleys canyon just off foothill I can drive to Jeremy ranch exit in Park City in 13 minutes!  YES, I am serious!

The truth is out, you can live in the mountains with fresh air ABOVE the inversion and COMMUTE every day withOUT traffic in LESS time than living in ANYWHERE in the south end of the valley.

A good friend of mine has the best deals up the right now!  MARKET is down…..great time to buy.  You can live right up there in New construction, high quality for under $300 a square foot.  Here is an example of what you could have:

Our Listings

Well, Spencer Janke, Brad Miles and I (Jake Breen) do have a lot of houses to sale too.  Bad market? YES!  Too many homes on market? YES!  But still, our listings are good deals!!!!  We have lowered all of them to incredible prices.  You want my professional opinion?  You want my crystal ball?  By the end of 2008 the market will be back to normal and the statistics will show a 15%-20% DROP in house prices in 2008!  Yep, you heard it here folks.  Now I will let you in on another secret……many of our listings have already been reduced 15%-20% in price!  That means they are killer deals and are as low as the market will bear.  Then as soon as sellers get word THE MARKET IS BACK….the will not lower this much.

Despite the Woes SLC still a TOP CITY FOR REAL ESTATE

Despite the horrible national market there are still articles out there claiming Salt Lake City is one of the best markets in the nation.  Other economic factors included, Salt Lake City Real Estate is still a safe buy, especially considering the decline in pricing…..it’s a buyer market!

Ivory Homes IN SLC willing to Deal

We all know the market has been down.  I have many Buyers telling me they are going to WAIT to buy until it CRASHES.  Well believe me, we are experiencing the low.  Now is a great time to buy, just a BAD time to sell if you have to.

Here I am posting the latest update from Ivory homes.  You will see TWO attachments.  The first is a list of ALL their currently BUILT SPEC homes they are willing to sale at huge discounts.

The second is a list of their MODEL homes they are willing to SALE to you and then LEASE BACK FROM you for a 12% return!  Meaning……to make the math simple, the house costs $400,000; you buy it from them and they will lease it back from you for $4000 a month (until they are done with the subdivision, usually a year to two years)!

This is a killer opportunity, you tell me where any of you are getting a 12% return on your $$ right now!
